Terms of Service

These Terms of Service ("Terms") govern your use of the qleads.ai platform ("Platform"), operated by ME Universal IoT Technologies ("Company", "we", "us") in the United Arab Emirates. By accessing our Platform or registering as a broker, you agree to be bound by these Terms.
1. The Platform
qleads.ai is an AI-powered qualified real estate lead generation marketplace. The Platform connects property buyers who have engaged with AISHA (our AI property advisor on WhatsApp) with registered real estate brokers in the UAE who pay for exclusively delivered, pre-qualified leads.
The Platform operates as a technology intermediary. We do not act as a real estate agent, broker, or developer, and we do not provide real estate advice in our capacity as a platform operator.
2. Broker Registration and Eligibility
To register as a broker on qleads.ai you must:
- Hold a valid RERA (Real Estate Regulatory Agency) registration or equivalent in your emirate of operation
- Provide accurate identification documents including Emirates ID or equivalent
- Have an active UAE bank account or be able to fund a Stripe payment wallet
- Agree to these Terms and our Broker Agreement
- Be a legal adult (18 years or older) operating in a professional capacity
We reserve the right to reject any broker registration at our sole discretion and to suspend or terminate broker accounts that violate these Terms.
3. Lead Delivery and Exclusivity
- Exclusivity: Each qualified lead is delivered to one broker only. Once a lead is allocated to a broker it will not be shared with any other broker on the platform.
- Lead quality: All leads have achieved a minimum BPILD qualification score of 60/100 through a real AI conversation with AISHA. A voice recording of buyer consent is included with each lead brief.
- Lead brief contents: Each lead includes buyer's WhatsApp number, name, budget range, property preferences, purpose, conversation transcript, voice recording, and AI-generated talking points.
- No guarantee of conversion: While we deliver qualified and consenting buyers, we cannot guarantee that every lead will result in a sale, site visit, or any specific outcome. The broker's skill, timing, and follow-up determine conversion.
4. Pricing and Payment
- Lead price: AED 500 per qualified lead, exclusive of 5% UAE VAT. Total invoice per lead: AED 525.
- Payment method: Brokers maintain a prepaid wallet funded via Stripe. The wallet is automatically debited AED 525 upon lead delivery.
- Free leads: New brokers receive 3 free leads on completion of registration. Free leads are subject to these Terms in all other respects.
- Refunds: Refunds are not automatically issued. See Clause 6 (Disputes) for the refund process.
- VAT invoicing: A VAT-compliant invoice is issued for every lead delivered. ME Universal IoT Technologies VAT registration number is available on request.
5. Broker Obligations
By registering on qleads.ai, brokers agree to:
- Contact the buyer within 2 hours of lead delivery
- Update the lead status within 2 hours of delivery using the status system provided
- Treat buyer information with strict confidentiality and not share it with third parties
- Not contact the buyer through any channel other than the WhatsApp number provided
- Not sell, transfer, or share lead information with any other broker or agent
- Represent themselves honestly to buyers — including referencing AISHA's introduction
- Comply with all applicable UAE real estate regulations including RERA guidelines
- Not use lead information for any purpose other than facilitating the specific property enquiry
6. Disputes and Refund Policy
If a broker believes a delivered lead does not meet the stated quality standards, they may raise a dispute within 24 hours of lead delivery by messaging hello@qleads.ai with the lead reference number and reason.
Disputes will be reviewed within 48 business hours. A credit or refund may be issued at our discretion if:
- The buyer's WhatsApp number is inactive or non-existent
- The buyer explicitly states they did not consent to a broker call
- Materially false information was provided in the lead brief
Disputes based solely on conversion outcome (buyer did not purchase) are not eligible for refunds.
7. Buyer Terms
Buyers who interact with AISHA on WhatsApp acknowledge that:
- AISHA is an AI property advisor — not a licensed human real estate agent
- Information provided by AISHA is for advisory purposes only and should be independently verified
- By providing consent, buyers agree to be contacted by one QLEADS-registered broker
- Buyers may withdraw consent at any time before the broker contacts them
- QLEADS does not charge buyers any fees for AISHA's advisory service
8. Intellectual Property
All content on the qleads.ai platform including AISHA's conversation frameworks, BPILD qualification methodology, lead brief formats, and website content are the intellectual property of ME Universal IoT Technologies. Brokers and users may not reproduce, reverse-engineer, or replicate any part of our platform or methodology.
9. Limitation of Liability
To the maximum extent permitted by UAE law, qleads.ai and ME Universal IoT Technologies shall not be liable for:
- Any indirect, incidental, or consequential damages arising from use of the platform
- Loss of business, revenue, or profits resulting from lead outcomes
- Any actions taken by brokers or buyers following lead delivery
- Platform downtime, technical failures, or WhatsApp service interruptions
Our maximum aggregate liability for any claim shall not exceed the amount paid for the specific lead that is the subject of the claim.
10. Termination
We reserve the right to suspend or terminate any broker account without notice if the broker:
- Repeatedly fails to update lead status within the required 2-hour window
- Shares lead information with third parties
- Misrepresents themselves to buyers
- Violates any applicable UAE law or RERA regulation
- Engages in fraudulent activity on the platform
Upon termination, any unused wallet balance will be refunded within 14 business days.
11. Governing Law
These Terms are governed by the laws of the United Arab Emirates. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of the UAE.
12. Changes to These Terms
We may update these Terms from time to time. Material changes will be communicated to registered brokers via WhatsApp with at least 7 days notice before taking effect.
